Background
Red Courtyard is located on the eastern outskirts of Poipet and was constructed roughly between August 2024 and July 2025. It is located within the original boundary of the Sanco Special Economic Zone area.
There is limited information available on the site, but it appears in several scam industry Telegram channels. Multiple posts from insiders and an alleged escaped worker describe severe violence, forced labour, and at least one killing at the site during a failed escape attempt.
Posters allege that groups operating from this site moved from Myanmar’s Wa State to Myawaddy, then on to Cambodia. One person claims that the company he worked for moved between four Cambodian scam compounds before landing at Red Courtyard (including Crown Bavet, OP Park, and #8 Park).

Which Actors and Companies Have Been Linked to Red Courtyard
As noted, the park is located within the original boundary of the Sanco Special Economic Zone (SEZ). The Baolong 3 scam compound also falls within this area, and was the subject of a massive police raid in April 2026 (profiled here).
The company behind the SEZ is Sanco Cambo Investment Group Co., Ltd., which was jointly established in 2013 by Cambodian and Japanese investors.
We are not aware of any evidence that this company is directly involved in scam operations in this area, and information posted on associated social media channels indicates it is effectively a real estate company selling or leasing plots within the zone.
Following the April 2026 raid on Baolong 3, Sanco Cambo Investment Group issued a statement denying any links to online scams. The statement included a map that excludes the Baolong 3 and the Red Courtyard areas, but maps posted by the company on its (currently offline) website and social media channels between 2022 and 2024 encompass the areas where both Baolong 3 and Red Courtyard sit. The company may have sold or leased the land, but this is unclear.
We were otherwise unable to confirm who owns or manages the Baolong 3 properties.
